A measured building survey of the ground, lower ground and first floor levels — client-estimated combined area c. 5,200 sq ft (c. 483 m²), to be confirmed on survey. Vaults and restricted head-height areas falling within the demise will be measured and stated separately within the report.
Fee proposal
3D laser scan of the ground, lower ground and first floor levels and preparation of our Geometric Report, including illustrated floor plans and a schedule of areas (NIA / GIA / IPMS 3), with all areas reported in sq ft and m². Vault and restricted head-height areas (below 1.5 m) identified and stated separately.

Options
- Third and fourth floors — should these levels be confirmed for inclusion, they can be surveyed at the same visit and incorporated into the report for an additional £375 + VAT.

Programme
We can attend site within 2–3 working days of instruction, and will submit the completed report within 5 working days of the site visit.
Access
A single visit is assumed, coordinated with Westridge Property Consultants / the contractor during the current refurbishment. Areas locked, concealed or not opened up at the time of the visit will be excluded from the survey and noted in the report.
Exclusions
Land Registry lease plans, reflected ceiling plans, sections/elevations and Matterport virtual tour are excluded unless instructed as options.
Instruction & invoicing
Written instruction by email is sufficient. Our invoice is issued on delivery of the report, with payment due on delivery.
Sterling Temple has measured London's commercial buildings since 2009. Surveys are carried out in accordance with RICS guidelines (NIA, GIA and IPMS), using 3D laser scanning, and are covered by £5,000,000 of Professional Indemnity insurance.
